Our process
How the work actually happens

1. Walk-through and scope
We meet on-site (or do a virtual walk-through if scheduling is tight) to understand the space, traffic patterns, and any high-stain areas. We note fibre type, age of carpet, condition, and any operational constraints (server rooms to avoid, food-safe spaces, etc.).

2. Method selection
Three options: full hot-water extraction (deepest clean, 4–6 hour dry time, best for nighttime jobs), low-moisture encapsulation (faster dry, 30–60 min, good for between-meeting touch-ups), or bonnet cleaning (fastest, surface-level, good for very frequent maintenance schedules). We recommend the right one for your downtime tolerance.

3. Scheduling
Most commercial work happens after-hours: typically 7pm–midnight on weekdays, or full weekend windows for larger spaces. Recurring contracts settle into a predictable monthly or quarterly schedule we both agree on.

4. Execution
For after-hours jobs we work in teams of 2–4 depending on square footage. We isolate work areas with cones if cleaning staff or security need to access other parts of the building. Quiet equipment available for environments where noise matters.

5. Documentation
For facility-management clients we provide written job logs (date, scope, products used, technician). SDS sheets available for any product on request. Photos before and after for high-traffic lanes if part of the contract.
How we price this
We don’t publish per-square-foot rates because they oversimplify. Price depends on fibre, size, condition, and whether any repair is involved. After we hear from you, you get a written estimate within one business day. The estimate stands unless we find something at pickup that changes the scope — and if we do, we tell you before doing any extra work.
